Unsold Luxury Homes Increase Across Major Cities
Unsold luxury homes priced between ₹20 crore and ₹50 crore are accumulating across major Indian property markets as new launches increase and demand moderates in parts of the premium housing segment.
A Financial Express report published on 18 October 2026, citing Knight Frank data, found that unsold inventory in this price bracket across India’s eight leading cities increased 65% year-on-year. The total reached 1,593 units in the third quarter of 2026, up 86% from Q3 2024. (The Financial Express)
Mumbai and NCR See Rising Inventory
Mumbai recorded a significant increase in unsold luxury housing inventory. The number of homes priced between ₹20 crore and ₹50 crore rose from 639 units in Q3 2025 to 1,079 units in Q3 2026.
In the National Capital Region, inventory increased from 12 units to 192 units over the same period.
These figures suggest that supply is expanding faster than sales in certain premium segments. However, property conditions vary considerably between cities and neighbourhoods, so the data should not be interpreted as evidence of a nationwide real estate downturn.
Why Luxury Property Supply Is Growing
Developers have launched premium projects partly to protect margins amid high land acquisition costs.
According to the report, launches in the ₹20–50 crore segment increased 196% year-on-year to 981 units in 2026 up to the reporting period.
However, affluent buyers have more investment options than property alone, including startups, private equity and real estate investment trusts. Some buyers may also take longer to make purchasing decisions when financial markets are volatile.
The result is greater competition among developers seeking buyers for expensive residential properties.
What Rising Inventory Means for Developers
A larger stock of unsold properties can increase the time developers need to recover their investments.
The report cited Knight Frank’s estimate that the inventory overhang in this segment had increased to 14 quarters, compared with eight quarters two to three years earlier. Developers may need to pay closer attention to project pricing, location, design, amenities and launch schedules. Projects that do not differentiate themselves may face greater competition.
Nevertheless, the impact will depend on local demand, available supply and the quality of individual developments.

What Buyers Should Consider
Rising inventory may provide buyers with more options in some markets, but it does not guarantee falling prices.
Prospective buyers should evaluate affordability, construction progress, legal documentation, maintenance costs and the developer’s track record. Location and long-term usability remain important considerations.
Investors should also distinguish between unsold inventory in the super-luxury segment and conditions in affordable or mid-market housing.
Outlook for India’s Luxury Housing Market
The increase in unsold luxury homes highlights growing competition in India’s premium property market. Continued aggressive launches could create further pressure if buyer demand does not keep pace.
Developers that align pricing and supply with local demand may be better positioned to manage inventory. The coming quarters will help reveal whether current conditions remain concentrated in specific micro-markets or spread more widely.
