Prestige Estates launches worth more than ₹40,000 crore in estimated gross development value are planned for the second half of FY2026–27, according to a report published on 21 October 2026.
The Bengaluru-headquartered property developer intends to introduce residential projects across Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad between October 2026 and March 2027. The planned pipeline is designed to support sales momentum and help the company work towards its annual sales-booking target of ₹35,000–36,000 crore. (therealtytoday.com)
What the Planned Launches Include
The ₹40,000 crore figure represents the estimated gross development value of projects planned for launch. It is not the amount already sold or revenue already earned.
Prestige launched residential projects with an estimated GDV of more than ₹16,200 crore during the first half of FY2026–27.
The company’s planned second-half pipeline would therefore represent a substantial increase in the value of properties scheduled to enter the market.
However, the actual contribution to sales will depend on launch timing, pricing, buyer demand and the rate at which customers book homes.
Bengaluru and Hyderabad Remain Important Markets
Bengaluru accounted for approximately 41% of Prestige’s residential sales during the first half of FY2026–27, according to the report. Hyderabad contributed 32%, followed by Mumbai at 12% and Chennai at 8%.
The figures highlight the importance of southern Indian markets to the developer’s residential business.
Expansion into Mumbai and Delhi-NCR also provides opportunities to reach customers in other major housing markets. However, each city has different affordability levels, buyer preferences, land costs and competitive conditions.
Developers must tailor projects to local demand rather than assume that a successful product in one city will perform identically elsewhere.
Sales Bookings and Cash Collections
Prestige recorded residential pre-sales of approximately ₹13,804 crore in the first half of FY2026–27.
The company reported quarterly residential pre-sales of around ₹7,225 crore for the July–September period, an increase of approximately 20% year-on-year.
Collections during the first half totalled around ₹10,096 crore, representing cash received from customers.
These indicators measure different aspects of the business. Sales bookings reflect transactions secured during a period, while collections indicate the cash received. Neither figure should automatically be treated as recognised accounting revenue.
The distinction matters when assessing a developer’s liquidity and ability to fund construction and future projects.
Why Developers Are Expanding Their Launch Pipelines
Large developers often use new launches to maintain inventory, attract buyers and support annual sales targets.
A larger project pipeline can create more opportunities for bookings, but it also requires careful planning around approvals, construction, financing and market conditions.
If demand is weaker than expected, unsold inventory can increase and cash recovery may take longer. If launches are delayed, a company may also find it harder to meet its sales targets.
Prestige’s proposed pipeline therefore represents an expansion plan rather than a guarantee of future sales.

What Homebuyers Should Watch
Prospective buyers should examine individual projects rather than rely on a developer’s aggregate launch value.
Important factors include location, connectivity, construction quality, project registration, possession timelines, maintenance costs and the developer’s delivery history.
Buyers should verify the project’s registration and contractual terms through official regulatory disclosures before making a financial commitment.
Investors should monitor launch execution, bookings, collections, debt and cash flow to understand how the expansion affects the company’s financial position.
Outlook for India’s Residential Market
Prestige’s planned ₹40,000 crore launch pipeline points to continued activity in India’s major residential markets.
Its ability to meet annual targets will depend on converting planned launches into bookings and customer collections while maintaining execution standards.
The coming quarters will reveal whether the enlarged project pipeline translates into sustained sales growth.
