Additionally, secondary market liquidity is maturing. By listing micro-trust units on national stock exchanges, investors can enter and exit positions without waiting years for a physical property sale. This structural liquidity eliminates the classic liquidity discount that historically plagued real estate investments.

SEBI’s regulatory clarity has successfully institutionalized fractional ownership. As India’s office absorption expands, the SM REIT framework is cementing its place as the definitive wealth engine of the modern real estate portfolio.
